No Net Dwelling Loss Submission

UPDATE: With help from everyday people in Sydney making submissions, in May 2025 the NSW Government backed the Greens Groundbreaking Rules to Prevent Housing Loss!

The “no net dwelling loss” rules, moved by the Greens and adopted by the City of Sydney Council, will now apply to all new development applications across the local government area.

These rules empower Council to reject proposals that would result in fewer homes than currently exist on a site.

The rules come in response to an increasing number of developments demolishing smaller, modest flats in suburbs like Potts Point, in order to create luxury apartments.

I am writing to support the City of Sydney’s Dwelling Retention proposal - new planning rules.

[Why the rules are important] Eg We are in the middle of a housing crisis and we cannot to lose what affordable housing we have left. We need to keep our neighbourhoods diverse and places for everyone.

[You can give an example of a specific example if there is one you would like to highlight] ….

[Edit or delete as needed] I object to the State government taking away the final decision making power from the City of Sydney. Local governments are the best place to make these decisions and they must retain the power to make the final decision on this.

I also object to the changes to introduce ‘savings’ provisions. Planning proposals take many months to implement, and it is important developers are not encouraged to fast track changes to get their proposals in before the changes.

These changes are urgent - please ensure these changes are implemented as quickly as possible. With the close date 23 August 2024, they should be bought to the first council meeting after the election (October) and no later.

[If there are other actions around housing you want to urge the Council to take – you can also include them] I also want to tell the Council ….

Regards
